A sophisticated couple from upstate New York had always envisioned building their dream home in South Florida. They were extremely excited about the waterfront lot they purchased in Miami Beach, which was perfectly located for their needs. They now faced the overwhelming task of figuring out where to begin and had an idea of what they thought the project might cost and a general idea of the style they preferred, but not much else. After hearing horror stories from friends about projects with schedule and budget overruns, they called Amicon looking to be guided down the right path.
Establish a team capable of building a home to match the clients' high-level tastes and display their extensive art collection. The home needed to be flexible enough to support the needs of their high school-aged children, as well as their aging parents, who would require more attention and services in the coming years. The clients were looking for a home that was functional for different types of entertaining, while also keeping it intimate and comfortable enough not to feel impersonal. Most importantly, the overall project cost needed to fit within a fixed budget.
Amicon’s team of luxury residential experts spent extensive time with the client to get to know them and fully understand their goals. We utilized our vast network of local resources to introduce professionals who we were confident would be the best fit for the Project Team. Several qualified firms were rigorously vetted until the ideal fit for an architect, interior designer, landscape architect and general contractor could be presented to the client and selected. The selection of team members and their staff is a critical aspect of the process and should be based on a number of factors, including timing. Mistakes were avoided by taking our time and not selecting the wrong team members too quickly. Amicon negotiated all critical deal points with the design team and contractors, being sure to protect the client’s interests throughout the entire process.
Amicon managed all aspects of the Preconstruction, including schedule & budget development and permitting. Most importantly, Amicon was able to save over $450,000 for the client through a series of Value Engineering suggestions and design recommendations, while ensuring that the design remained within the designated budget.
During construction, Amicon was instrumental in ensuring quality control, preventing change orders and offering intelligent solutions for saving time and money for the client. In the final stages of the project, we ensured that the closeout process went smoothly by managing punch list completion, final payments and receipt of all close out documentation.
